I went over to the new streets facility with some of my staff and
they came up with some more comments that may be helpful to you.
1. To the best of our knowledge, the far east end of the main building
is not in use and the sprinkler system is not in service. Our
agreement with the present owner has been to bring the system into
compliance as the building is occupied. The same would be true for
the city also.
2. For the salt storage building, we will go along with omitting the
sprinklers if the building and operation can fit under the
non-combustible building and contents exception in the fire code.
This requires that the building itself be of non-combustible construction,
have non-combustible contents and be separated from and does not expose
other buildings. Since this is used as essentially a huge weather cover,
I think this makes sense.
3. We won't need the parking lot connections on the east if the deadend
cul-de-sac can accommodate our apparatus.
4. We didn't talk about a fueling station but we assume they will have one.
This won't be a problem unless they want to do something unusual like
aboveground tanks. If they do, they need to be shown on the site plan
and—m"eet—some-special—requirements.
5. We will need to know the amount of paint they plan on storing in the
special building. They may want to adjust their storage amounts to
stay within the least restrictive building code classification.
6. This site has had a variety of uses over the years, including some
fuel storage tanks that are still there. It may be prudent to make
sure there aren't any big environmental problems waiting in the
closet.
7. We will need more specific information on the water supply. There should
be plenty of capacity in the street. The problem will be getting it on
to the site. We will need at least two hydrants, one to the east and
one to the west. The water lines themselves will have to be sized to
provide 1,000 GPM from each hydrant. You will also need a new sprinkler
service line because the existing one comes through the salt building.
These are all pretty minor points on a project this size. If you have any
