Dear Ted,
Based on our meeting and staff's comments we have made the following changes to
the East Vine Drive Streets Facility submittal.
Overall Development Plan
1. We have changed the name from Master Plan to Overall Development Plan.
2. Utility mains are shown on the RBD plans and it was felt that including them on
the ODP would be too confusing.
3. A note will be added to the ODP regarding preservation of existing brick
structures.
4. The term "Future Asphalt Operation" has been changed to "Future Recycled
Asphalt Storage Operation." A crusher will be used on site, however it is a
rented piece of equipment that is used sparingly.
5. We have included a rough list of anticipated uses for Parcel D.
6. Planning Objectives will remain as a separate item of submittal.
7. A note will be added to the ODP as follows: Truck and heavy equipment will use
the Ninth Street access only during emergency and/or snowstorm conditions.
Preliminary P.U.D.
8. A fire protection and security system monitored by Denver Burglar Alarm will be
installed in the building as well as security lighting and fencing of all of the yard
storage areas.

10. Based on our meeting with Natural Resources we will coordinate with them on
our final landscape plan to incorporate some of their recommendations.

13. An eight foot wide utility easement will be included within the overhead PRPA
easement along the south property line to accommodate Light and Power.
14. Additional information will be provided at final submittal regarding the occupancy
classification of the wash/paint building.
15. The existing access on Linden St. will be shifted 200' south of the Vine Drive
intersection.
16. A note will be added to the ODP regarding future R.O.W. dedication on Linden
St. to be dealt with at final platting stage.
17. Jack Gianola is coordinating all discussions with the Engineering Department
regarding City fees & impacts.
18. No comment.
