Subject: Effect on traffic flow of renovation of above
property to a Residential Board & Care facility for
Seniors --
Contrary to what was indicated at the Review, the carport
will not be closed -off.
Due to the change in use from a Motel to a Residential
Board & Care Home, there will in all probability
be a marked decrease in the number of cars using the
existing parking facilities. These facilities will
not be changed as a result of this change in use.
At a maximum capacity 40 residents as allowed by the var-
iance from the ZBA, approximately 18 cars would enter
the property in any one day. This includes employees'
cars. In actuality, there probably will never be 40
residents.
Currently, the plans are to have approximately 8 residents
in the north building, only. This would cause approx-
imately 4 cars to enter the property in any one day.
None of our residents can or will be able to drive cars.
The property is located on the west side of N. College, just
north of WilIox LANt_
Primary source of incoming traffic: from the south coming
up N. College, necessitating a left-hand turn across
the south bound lane into either the north or south
entrance to the property.
Primary method of exiting: to the south, necessitating —
making a right-hand turn to go south on N. College
with no crossing of a traffic lane.
In the future, if the carport is closed -off, most of the
traffic will enter and exit using the south entrance
on the property. The north entrance will still be
used but with less intensity.
