Dear Dick,
Staff has reviewed the plat submitted to the City as the JONES
MINOR SUBDIVISION and offers the following comments:
1. This plat must be tied into and related to something, such as
the remainder of the property under this ownership. There is
another 200' (plus/minus) to the west and 100' (plus/minus) to
the south that presently comprises the parcel of land that Lot
1 is being separated out of. It would be beneficial to
subdivide the other portion of the property with this plat,
creating a two lot subdivision at this time. As a minimum, the
remainder of this property must be shown with lighter weight
or dashed lines (with bearings & distances) to convey what
this request is being subdivided from.
2. The full width ROW's for both Impala Drive and West Olive
Street, to the intersection of these two streets, must be
shown on this plat.
3. Surrounding parcels of land, subdivisions, and land uses must
be identified and labeled on the plat.
4. Any future driveway onto this lot must be a minimum of 15'
wide, for emergency access reasons, to eliminate the need for
a turn -around on the lot.
