Dear Mr. Glover,
City Staff has reviewed your submittal for Blevins Subdivision Lot
9 PUD- Final and offers the following written comments:
1. The added architectural elements are a big improvement, they
really do add interest. Please include architectural
elevations for the south and west elevations.
2. The north elevation shows some upright evergreen landscaping
which the landscape plan does not show. Some upright or
vertical vegetation would provide color, texture, and softness
to the broad side of the north elevation.
3. Staff recommends additional foundation plantings on the west
and south sides of the building as well.
4. Will there be a privacy fence, or portion of fence or screen
between the two units in the back? Will there be a patio area
or deck? If so, these should be shown on the site plan and
should be included in the building envelope. One of the All
Development criteria of the Land Development Guidance System
is for provision of outdoor privacy areas for residential
units. Patios with a partial fence or landscaped hedge (such
as a lilac hedge) separating them, would address the criteria.
5. Please indicate on the plan, the turf areas and list the seed
mixture (or sod) that is proposed.
6. Will the bicycle area be paved?
7. Include a fence detail or description on the site plan.
8. Add a line for the Secretary of the Planning and Zoning Board
signature, just above the "Owner's Certification".
9. Delete reference to the optional compact parking space.
10. Any installation of natural gas services must be done prior to
the re -paving of Blevins Court.
11. Locate both gas meters on the north wall of the duplex.

12. Minor information and changes are needed to the Utility Plans.
Redlined plans have been sent to Parson's and Associates.
13. Please refer to the comments on the Utility Plans for Water
and Wastewater comments.
14. Please refer to the redlined Drainage Plans for Stormwater's
comments.
This concludes staff comments at this time. In order to stay on
schedule for the April 27, 1992 Planning and Zoning Board hearing,
please note the following deadlines:
Plan revisions are due April 1, 1992 by 12:00 noon (no joke!)
PMT's, colored renderings, and 10 prints are due April 20th.
Final mylars and other documents are due April 23rd by 12:00.
