Dear Mr. Glover,
We are writing on behalf of the Prospect/Shields Neighborhood
Association with regard to the Preliminary Submittal for BLEVINS
COURT, LOT 9 PUD which you submitted to the City Planning
Department on September 26, 1991. Although the recent submittal
eliminates one of the 3 bedroom units, the reduction of one 3-
bedroom unit does not demonstrate that you have adequately
addressed the total impact that the density you are proposing
will have on the existing neighborhood.
The addition of a 9 bedroom development on a .28 acre lot is not
compatibile with existing single --family homes and would not
enhance neighborhood identity nor add to the quality of life of
nearby residents. The human intensity of the proposal is too
intense for this site. Moreover, increased traffic and parking
still remain issues that we feel are not properly addressed.
Notwithstanding the Planning Staff's concern for excessive
parking spaces, there will still be on street --parking with a
development of this size. This is unacceptable since the streets
are currently heavily impacted by CSU student parking.
In a letter written to you on July 20, 1991, our association made
it, very clear that we had specific criteria relating to
development of this R--L zoned property. We must reiterate our
position that the maximum size development our association will
support at this site is one duplex with 2 bedrooms per. unit
(total: 4 bedrooms).
