HomeMy WebLinkAboutPARAGON POINT PUD PHASE THREE FINAL - 48 91F - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTS (2)�J Mr. Ted Shepard Planning Department 281 North College Avenue Fort Collins, CO 80524 RE: Paragon Point P.U.D. - Phase 3 Final Project No. 10-695-014 Dear Ted: March 3, 1993 This letter is in response to comments received by us from City Staff pertaining to the review of Final P.U.D. documents for this Phase 3 of the Paragon Point P.U.D. With respect to the comments, as enumerated in your letter to Mr. Jim Sell dated February 22, 1993, I have the following responses: 1. We are in the process of negotiating a site with Public Service Company. 2. All Open Space Tracts are defined as also being "utility and drainage easements" on the plat. See note #1 on sheet 1 of 2 of the plat. 3. A. The distance shown on the original plat was found to be erroneous. This plat will now show both distances (one as "platted" and one as "measured"). "O.S." will be defined as "Open Space". C. Offsite easements will be called out as "Dedicated with this Plat". D. Catalpa Court has been changed to "Cliffrose Court", and Clover Court has also been changed to "Chickadee Court". 6. The 36-foot wide asphalt section will be extended past lots 1 and 14. 9. Per the original Development Agreement, the Developer is escrowing funds for his portion of the future Lemay Avenue improvements. There are no improvements associated with Lemay Avenue tied to this Phase or any other Phase of this project. To this end, the plans are extremely clear. Mr. Ted Shepard March 3, 1993 Page 2 If however, the Developer would choose to install any of said future improvements for whatever reason, these would be staked for construction in accordance with the previously approved SID plans for Lemay Avenue. The Developer would request reimbursement for these improvements toward his escrow account. In fact, the Developer has requested to install the detached sidewalk along Lemay Avenue form the Southridge Golf Course to the crossing of Lemay Avenue by Stone Creek. This has been requested for an approved by the City (Mr. Matt Baker) in previous correspondence. 10. This trail and its associated easement are not within the limits of this plat. Any requirement of the Developer to provide such an easement, needs to be handled independent of this final plat. I hope this letter and the associated revisions made to the submittal documents have sufficiently responded to all the review comments.
