PROJECT DESCRIPTION:
This replat is for Lots 5 and 13 in Phase 1 of Paragon Point P.U.D.
They are to be 11,980 square feet and 12,320 square feet,
respectively, and are located south of and adjacent to Southridge
Golf Course. The use is to be single family residential and is in
the rlp, Low Density Planned Residential Zoning District.
RECOMMENDATION: Approval
EXECUTIVE SUMMARY:
This area is to be developed as single family residential. The
purpose of the replat is to reconfigure Lots 5 and 13 to be more
consistent with the sizes of the other lots in this area. As a
result, an eastward shift (of approximately 25 feet) in the
Southridge Greens Boulevard street and right-of-way alignment is
necessary. The Preliminary Plat for Paragon Point, Phase 1 was
approved in December, 1991, and the Final Plat is to be heard by
the Planning and Zoning Board on March 23, 1992.

COMMENTS:
1. Background•
The surrounding zoning and land uses are as follows:
N: rlp, existing golf course and single family residential
(Southridge Golf Course, Southridge Greens P.U.D.)
S: rlp, planned single family residential (Paragon Point P.U.D.)
E: rlp, planned single family residential (Paragon Point P.U.D.)
W: rlp, planned single family residential (Paragon Point P.U.D.)
The PARAGON POINT P.U.D., Overall Development Plan was approved by
the Planning and Zoning Board on December 16, 1991.
The PARAGON POINT P.U.D., Preliminary was approved with conditions
by the Planning and Zoning Board on December 16, 1991.
The PARAGON POINT P.U.D. - Phase 1 Final, which this request is a
part of, is to go before the Board at their March 23, 1992 meeting.
A subdivision plat is being reviewed with the Final P.U.D.
2. Land Use•
This area is to be developed as single family residential. The
