This letter is in response to review comments made by City staff and others pertaining to our
submittal of the Preliminary P.U.D. documents for Paragon Point, Phase 2. With respect
to your letter to Jim Sell, dated July 30, 1992, I have the following responses:
rITM 1 - Fossil Creek Stabilization Study. We are well aware of this requirement and
the associated schedule. We propose to submit the Final P.U.D. documents on Monday,
August 31, 1992, with a P&Z hearing date of October 19, 1992. We propose to submit the
Stabilization Study for review on September 21, 1992. This should allow adequate time for
City review and revisions on our part by October 9, 1992. Final review and approval should
be easily achieved by October 19, 1992. We are coordinating this schedule with the
Stormwater Department.
ITEMS 2 and 3 - Sight Distance Easements. We will determine the need and subsequent
extent of sight distance easements during final design of the roadways and depict them on
the final plat.
ITEM 4 - Trilby Road Intersection. We will provide a preliminary design of Trilby Road
for both the interim condition as well as ultimate condition of Trilby Road with the Final
P.U.D. documents. I am confident that we can satisfy the City's concerns at that time.
ITEM 5 - Trilby Road Side Slope Grading. It is our intent to grade the lots adjacent to
Trilby Road in a manner to account for the ultimate section for the road. We also wish to
minimize (eliminate) future disturbance to these lots.
ITEM 6 - Trilby Road Curb, Gutter and Sidewalk. We do not intend to construct curb,
gutter and sidewalk along Trilby Road at this time. We have agreed to provide escrow
monies for future construction of Trilby Road at such a time as the City decides that the
ultimate construction is warranted. Please refer to Mike Herzig pertaining to this issue.
ITEM 7 - Trilby Road Design. See response for ITEM 4 above.
ITEM 8 - Final Drainage Report and Plans. We are aware of these requirements.

ITEMS 9 and 10 - These will be responded to by Jim Sell Design.
ITEM 11 - Public Service Easement. We are aware of this requirement for a regulator
station near Lemay Avenue and Trilby Road. Per our last discussion with Public Service,
the development near this area which necessitates the construction of the station will be
required to provide the required easement. That may well be Paragon Point, but it may also
not be.
ITEM 12 - U.S. West Easement. We will provide these easements on the Final Plat. We
will need some information from U.S. West as to the required width of these easements.
ITEMS 13-19 - These will be responded to by Jim Sell Design.
ITEM 20 - Handicap Ramps. These will be depicted on the Final P.U.D. Construction
documents.
ITEMS 21-25 - These will be responded to by Jim Sell Design.
I believe that these responses have adequately replied to all of the comments as summarized
in your letter as well as all of the individual comment sheets received by us and the red -lined
drawings from City Engineering. Based on the above responses, I do, not feel that
revisions to the drawings (Preliminary Plat and Preliminary Utility Plan) as submitted
previously by TST, Inc. are warranted. Pleas advise me if this is not the case. Please
route copies of this letter as required to satisfy the various agencies which made comment.
