Dear Ted:
This letter is in response to the interdepartmental review for Paragon
Point P.U.D. Filing Two, dated July 30, 1992. Items 1 through 8, 11,
12 and 20 have been addressed by TST, Inc.
ITEM 9 -- Electric Service. All lots should be provided with 200 amp
service. We will provide L&P with a plat indicating dimensions and
square footage.
ITEM 10 -- Public Service Company Easement on Trilby. We will
coordinate final tree locations along Trilby with PSCo.
ITEM 13 -- Variance Request for Density. Refer to letter attached.
ITEM 14 -- Variance Request for Solar Orientation. Refer to letter
attached.
ITEM 15 -- Fossil Creek Trail. We will dedicate a trail easement
contiguous with the City's storm drainage easement along Fossil Creek
and a 50-foot wide easement along the south side of "Stone Creek"
connecting to a 10-foot wide concrete trail to be constructed during
Phase 1. The easement along this portion will be 20 feet wide with 5
feet on either side of the trail. A separate instrument will be filed
for this easement at the appropriate time. It is our understanding
that the City will reimburse the developer for the difference between a
6-foot and a 10-foot wide trail.

ITEM 16 -- O.D.P. Amendment. The O.D.P. for Paragon Point will be
amended by administrative change prior to the P&Z meeting. This
amendment will include the trail easement.
ITEM 17 -- Bluff Area. The consultant has met with Rob Wilkinson to
discuss a conservation easement similar to that in Phase 1, and a
conservation easement has been added to the drawing. The notes have
been revised to reflect the change in rear setback.
ITEM 18 -- Existing Trees. The only existing trees on the site are
within the right-of-way of Southridge Greens Blvd., as indicated on the
plat. A letter from the City Forester indicates that these trees
are/were in a declined condition and may be removed.
ITEM 19 -- Cluster Mail Box. A curb cut and concrete pad with a 5-foot
square clear area in front will be provided.
ITEM 20 -- Handicap Ramps. Handicap ramps have been provided at the
end of the cul-de-sac, as well as at mid -block.
ITEM 21 -- Double Frontage Lots. The covenants require all fencing be
approved by the Architectural Review Committee, which will also provide
design standards for a single fence style to be used throughout the
subdivision. The P.U.D. has been revised to include the appropriate
section.
ITEM 22 -- Street Width. A letter requesting a variance to allow a 28-
foot street width is attached.
ITEM 23 -- Open Space Tracts Adjacent to UPRR Tracks. These tracts
will be planted with a combination of Buffalo Grass and wildflowers and
irrigated.
ITEM 24 -- Developer Agreement. The developer will execute a new
Developer Agreement for Filing 2 with the City for the Final P.U.D.
ITEM 25 -- Vicinity Map. The vicinity map has been revised to reflect
the changes requested.
