PROJECT SUMMARY
The existing Paragon Point P.U.D. Phase Five project is located at the Northeast corner
of Lemay Avenue and Trilby Road. The project consists of 20 multi family lots,
including duplex and fourplex type units. The street grading and storm drainage
facilities, as well as the water and sanitary sewer facilities, have been installed and
constructed per the utility plans. The water and sewer facilities are within the Loveland -
Fort Collins Water District and South Fort Collins Sanitation District. The electric and
gas utilities have also been installed.
The replat of Paragon Point P.U.D. Phase Five consists of revising the existing layout to a
new configuration allowing for 10 duplex units (20 lots). The existing utilities within the
project will remain in place except for 4 water services, which will be relocated to new
locations. There will be some minor grading on the east side of the project to allow for
the revised lot configuration. All of the existing storm drainage and erosion control
facilities will remain in place.
