concerning Paragon Point P.U.D., Sth Piling, presented before the
Conceptual Review Team on October 3, 1994.
The comments are offered informally by Staff to assist you in
preparing the detailed components of the project application.
Modifications and additions to these comments may be made at the
time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATES October 3, 1994
ITEM: Paragon Point P.U.D., 5th Filing
APPLICANT: Trustar Inc, Mr. Byron Collins c/o Jim Sell Design,
117 East Mountain Avenue, Fort Collins, CO. 80524
LAND USE DATA: Request for 22 units (seven duplexes and two four-
plexes) on 4.37 acres, located at the northeast corner of South
Lemay Avenue and Trilby Road.
COMMENTS:
1. Electrical power (single phase) is available in a conduit that
is stubbed to an oval vault just to the north. Please contact
Kevin Westhuis, 221-6700 for further details.
2. Water and sanitary sewer are provided by the Fort Collins -
Loveland Water District and the South Fort Collins Sanitation
District.
3. The Uniform Building Code requires one -hour rated construction
on exterior walls that are less than three feet from property
line.. Please contact Sharon Getz, Plans Examiner, 221-6760,
for further details.
4. All units must be within 400 of a fire hydrant that can
deliver a minimum of 1,000 gallons per minute. For further
information on fire access or water supply issues, please
5. - All portions of all structures must be within 150 of an
approved fire access roadway. Fire equipment will not rely on
Trilby -'-Road, only interior streets.
6. The Department of Natural Resources will require an analysis
of the Habitat Management Plan. A report should be submitted
for evaluation.
7. The wetland area to be disturbed should be evaluated by the
Army Corps of Engineers. The mitigation plan should be
forwarded to the Department of Natural Resources. For further

8. The site is located in the Fossil Creek Drainage Basin. The
Storm Drainage Fee in this basin is $2,274 per acre. The
existing overall drainage report is sufficient to act as a
Preliminary Drainage Report and does not need to be
duplicated-. A Final Drainage Report will be required at the
appropriate submittal. For further information, please

9. The Parkland Fee is $779 per unit, payable at the time of
building permit issuance.
10. The Street Oversizing Fee is $584 per unit, payable at the
time of building permit issuance.
11. Trilby Road needs to be designed according to City Engineering
standards as part of this submittal..
12. The location of the sidewalk on both Lemay and Trilby must be
coordinated with all underground utilities.(u.S. Wcs-r and PARrtou&Aa)
13. Parking in the cul-de-sac is encouraged but must meet City
Engineering standards.
