Twenty townhouse units provide a density of 6.45 units per acre.. It is bordered by Paragon, IV .to the north, Paragon Point open space to the east, and undeveloped land to the south and west. Access & Circulation Access consists of a cul-de-sac off of Hawkeye Drive, opposite Finch Court in Paragon IV, This cul-de-sac will be a terminus of the concrete bike and, pedestrian trail through Paragon IV that ultimately, connects to the city trail. along Fossil Creek. This access point avoided any additional curb cuts on either Lemay Avenue or Trilby Road. The amended traffic analysis shows substantially less impact than the original commercial development would have generated. Land Use Paragon.V is adjacent to a wetland area less than a 1/2 acre in extent. This will be protected by a rail fence to be constructed before construc- tion begins. This area can be viewed from the bike/ pedestrian trail. fl7 E. Ma=aaar 800 Fart -192 No Text
