Re: Paragon Point Phase Five, P. U.D.

Dear Mr. Shepard:
We are sending this letter in response to the City Department's comments for the Preliminary
Submittal of the Paragon Point Planned Unit Development Phase Five. The site is located in the
Southwest corner of the Paragon Point P.U.D. and is bounded by Paragon Point P.U.D. Phase
Four to the North, Lemay Avenue to the West, Trilby Road to the South and Paragon Point
P.U.D. to the East. The site covers approximately 3.18 acres.
The City's Mapping Department requested signature blocks. This will be included when the
Final Plat for this Phase is submitted.
The Public Service Company was requesting that the utility easement in Finch Court to be 13.0
feet from back of walk to the rear line of the utility easement. The easement depicted on our
Preliminary Utility Plan is shown 9.0' back from the street right-of-way. The distance from back
of walk to the R.O.W. is 4.0 feet, therefore there is a 13.0 foot utility corridor.
Columbine Cable would like to see the open space designated as a utility easement, and have a
utility easement on the side lot line of lots 6, 8, 18, and 20. The open space has been designate
as a utility easement. Lots 6 and 8, and Lots 18 and 20 share a common wall for the fourplex
apartment building and therefore an easement along the lot line/common walls is not feasible.
The City's Stormwater Utility Division requested sizes of drainage pans, sizes and types of storm
sewer pipe, inlet sizes, and the floodplain be shown. They also requested the submittal of a
Drainage Summary, Erosion Control Measures, a 404 Permit, and all supportive material
associated with a Final Construction Plan submittal. As mentioned on the referral from the
Stormwater Utility, the information mentioned above will be submitted along with all the Final
Utility Construction Plans at the time of Final P.U.D. Submittal.

The Engineering Department requested that street and all utility infrastructure plan and profile
information be submitted. The Final Construction Plans will provide the requested information
and will be submitted with the Final P.U.D. Submittal.
We believe that the revised Preliminary Plat, Utility Plan, and Drainage Plan comply with the
City's Review. We look forward to your review and comments for this resubmittal and if you
have any questions please call our office.
