For your information, attached is a copy of the Staff's comments concerning
Poudre R-1 Bus. Barn Facility, which was presented before the Conceptual Review
Team on April 29, 1991.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAP REVIEW STAFF �;OMMENTS
MEETING DATE: April 29, 1991
ITEM: Poudre R-1 Bus Barn Facility, Skyway and Constellation
APPLICANT: Poudre R-1 School District c/o of George' Galida, Ron
Daggett, and Mike Spearnak, 2407 West Laporte Avenue, Fort Collins,
CO. 80521
LAND USE DATA: 7.5 acre site at the southeast corner of Skyway and
Constellation for a bus shelter for 30 buses, two mechanic bays,
and administrative office.
COMMENTS:
1. The electrical service will be provided by R.E.A.
2. The water service will be provided by the Fort Collins -
Loveland Water District, and the sewer will be provided by the
South Fort Collins Sanitation District.
3. The minimum allowable water flow for fire fighting is 1,500
gallons per minute .supplied by a minimum 8 inch diameter main.
The location of the fire hydrant must be within the access
requirements of the Fire Code. Please coordinate with Warren
Jones, Fire Marshal, on the exact location of the fire
hydrants.
4. Underground storage of fuel must follow all applicable codes.
The Poudre Fire Authority can provide information and details
on underground installations.
5. The stormwater runoff must be controlled as per County
regulations. There will be no fees paid to the City.
6. The Department of Natural Resources recommends that plant .
material be selected based on low water consumption.
7. If chainlink fencing is used, it . is recommended that it•b
vinyl -clad with a dark coating to minimize the impact on -the
neighborhood.
8. It is recommended that security lighting be down directional
and that illumination not be cast off the site.
9. It is recommended that bicycle parking be provided for
employees.
10. Application for approval shall be made to the Larimer County
Planning Department. Please contact Mr. Russ Legg or Mr.
Henry Baker at 498-7683 for details. As part of the County
review, the City will be considered a referral agency and will
make comments back to the County Planning Department. The
City review will be based on the criteria established in the
Intergovernmental Agreement made between the City of Fort
Collins and Larimer County regarding development in the Urban
Growth Area.
