Staff has reviewed your proposal for the Toy Shed Wireless Telecommunication Facility
at 1314 Red Cedar Circle, and we offer the following comments:
a. Contact Alan Rutz (224-6163) at Light & Power with your voltage and load requirements.
b. We recommend that you address these comments and resubmit as soon as possible,
however, section 2.2.11 of the Land Use Code requires that an applicant submit revisions
based on this letter within 90 days or the project application becomes null and void.
Your response to the City's concerns is due by April 11, 2001. A 30 day extension to
this deadline. is available. All requests for an extension should be directed to the
Current Planning Director at least 2 days prior to the project expiration date above. If
remaining issues are those that do not require plan revisions, a status report verifying
continuing efforts toward resolving the issues is required within the same timeline.
c. Comment # 9 from the September 27, 2000 comment letter from Ron Fuchs has not
been adequately addressed. Section 3.5.1(H)(1)(a)(4) of the Fort Collins Land Use Code
requires that this structure be compatible with the scale of the neighborhood in terms
of relative height. 80 feet is too high! Reduce the height to 60 feet or less.
d. Why are there so many copies of the "site plan" on the plan set? There are drawings
labeled "site plan" on page 1 of 6, page 3. of 6-, and on page 4 of 6. There is a "site
survey" on page 2 of 6, and an "existing landscape plan" on page 5 of 6. These depictions
of the site should be combined into one or two drawings.
e Please _add a dimension to the 500' radius circle on page 4 of 6. Label this drawing
"overall site plan."
f. There is a "lease parcel detail" drawing on page 2 of 6, and another on page 6 of 6.
Please combine the info onto one drawing.
g. As soon as you submit drawings addressing comments "c" through "f", we can schedule
this project for a type 1 hearing.
