For your information, attached is a copy of the Staff's comments concerning
The Toy Shed - R.V. and Boat Storage Expansion, 1314 Red Cedar Circle, presented
before the Conceptual Review Team on September 12, 1994..
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: September 12, 1994
ITEM: The Toy Shed - R.V. and Boat Storage Expansion

APPLICANT: Mr. Jerry Russell, The Toy Shed, 1314 Red Circle,
Fort Collins, CO. 80524
LAND USE DATA:
Request for an additional 4,800•square foot storage building for.
boats and R.V.1s at the Toy Shed, an existing storage facility in
the I-L, Limited Industrial, Zone District.
COMMENTS:
1. The site is zoned I-L, Limited Industrial. The request for an
additional structure will be reviewed by the requirements for
an I-L Site Plan Review, as described in Section 5, Chapter 6
'of the Development Manual.
2. If there are no increases in electrical capacity and there are
no system modifications, then there are no issues with the
City Light and Power Department.
3. The Water Department has new guidelines for water conservation
for landscaped areas. This involves review of the automatic
sprinkler system. This system is reviewed at the time of
building. permit review, not a part of the I-L Site Plan
review-. - -
4. The Building Inspection Division will require that the
building be equipped with a ventilation system and a non -
absorbent surface.
5. The site is located in the Evergreen/Greenbriar Drainage
Basin. The Storm Drainage Fee in this basin is $10,000 per
acre, pro -rated on the amount of impervious surface being
created, the amount of'storwater detention, and the runoff
coefficient.
6. A revised Drainage Report and Erosion Control Plan will be
required. The new development must conform with the
assumptions of the .original drainage plan. For further

new development is obligated to pay $5,252 per acre, pro -rated
based=only on the area.of'the new development. Please contact
