HomeMy WebLinkAboutTHE TOY SHED I-L SITE PLAN REVIEW - 50 91B - CORRESPONDENCE - STAFF'S PROJECT COMMENTSP;.- City of Fort Collins October 24, 1994 Mr. Jerry Russell 1314 Red Cedar Circle Fort Collins, CO 80524 Dear,Mr. Russell: Staff has reviewed the request for Boat Building II at The Toy Shed, I-L, Site Plan Review. The following comments are offered: 1. The existing drainage plan for this site should be modified to take into account the added imperviousness. An erosion control plan should also be submitted since none was done for this phase of construction. The modified drainage plan and erosion control plan should be submitted to Basil Hamden, Stormwater Utility, 235 Mathews Street. 2. The outside storage lot should be paved in conjunction with the construction of Building II. 3: The amount of interior landscaping provided on the site plan is indicated to be 2,900 square feet. Our calculation indicates only 2,179 square feet, a difference of 721 square feet. It appears that 721 additional square footage of landscaping must be added. 4. If storage of motor vehicles is proposed,' ventilation as required by Section 705 Uniform Building Code is required. A noncombustible and nonabsorbent floor is required with drainage to an approved oil separator or trap. 5. Shade trees should be located on the south property line. These trees should be a minimum of two inches in caliper. 6. The Flowering Crabs should be specified to be "Spring Snow" or "Radiant" with a caliper size of two inches. 7. Please add the following three notes to the landscape plan: "A free (no charge) permit from the City Forester is required before any trees are planted, pruned, or removed from the public right-of-way." "The landscaping shall be irrigated. The irrigation plan must - - - - ---- building permit., Both the landscaping and irrigation system 281 North College Avenue - P.O. "Mulches shall be used in the planting beds and shall be applied to a minimum depth of three inches. 8. The landscape plan shall include the amount of square footage of the new planting beds. 9. U.S. West requests that the developer contact Mr. Tim Weaver at 224-7516 three months before construction to discuss telephone conduit requirements. This concludes Staff comments at this time. Please re -submit two copies of the revised plan. Both the Planning and Zoning Departments are available to answer any questions. or concerns.-__._._ regarding these comments. The Stormwater Utility is available to address issues related to the drainage report and erosion control plan. The administrative hearing will be scheduled when the revised plans are re -submitted and when Stormwater Utility receives the necessary information.
