That is great news! For record keeping purposes (although not formally required), please include this information in the Commented [BJ7]: Understood – will keep in mind if site changes become necessary! Commented [BJ8]: Thank you for the information! Commented [BJ9]: This note has been updated accordingly on the site plan. Commented [BJ10]: After discussion with the planning department during Round 1 of development review, it is understood that parking requirements for the extra occupancy rental can be satisfied without removing any trees. The site plan and narrative have been updated accordingly and no longer reference removal of the ash tree, so I believe this note will no longer be necessary. Thank you! 4 Project Description document. Forestry also recommends adding a note to the site plan stating that (1) future tree will be planted on-site. You do not need to show where the tree will be planted. Other than these requests, Forestry has no further comments. Thanks! Should the occupancy classification change, a fire sprinkler system will be required. Comment Number: 2 Comment Originated: 06/22/2020 06/22/2020: INFORMATION FOR FINAL APPROVAL ADDRESS POSTING - New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible, visible from the street or road fronting the property, and posted with a minimum of four-inch numerals on a contrasting background. > Per GoogleMap imaging, the address currently posted above the garage is not of sufficient contrast. Those numbers will need to be removed and painted (or replaced). > You may disregard if address is or will be shown as indicated in updated color scheme indicated by the submitted site plan (with photos). Department: Building Services Contact: Russell Hovland, 970-416-2341, rhovland@fcgov.com Topic: Building Insp Plan Review Comment Number: 1 Comment Originated: 06/22/2020 06/22/2020: 1. This house built in 2000 had 3 bedrooms and a unfinished basement and no basement finish permit has been issued. All past construction and building permits must show as obtained and completed. For example: If the house has basement bedrooms, the original home construction permit or a basement finish permit must show as approving/inspecting/completing those areas. Work done without the required permit must obtain an after-the-fact permit. 2. The building must comply with the Rental Housing Minimum Requirements in the adopted 2006 International Property Maintenance Code (IPMC) and a building inspection will be conducted to verify these items. See separate handout or refer to the adopted 2006 IPMC and amendments. Commented [BJ11]: Thank you for the feedback! After discussion with the planning department during Round 1 of development review, it is understood that parking requirements for the extra occupancy rental can be satisfied without removing any trees. The site plan and narrative have been updated accordingly and no longer reference removal of the ash tree; as such, planting a future tree is also no longer pertinent to the scope of this project. Commented [BJ12]: Understood – will keep in mind if the occupancy classification were to change. Commented [BJ13]: The house’s current color scheme is as shown on the site plan elevation photos (dark blue with white trim and gold address numbers). I understand that this is sufficient to address your concerns regarding insufficient contrast. Thanks for the clarification! Commented [BJ14]: I have obtained a permit for the after-the-fact basement finish and am currently working with an inspector to ensure it is ready to pass inspection! Thanks! Commented [BJ15]: Understood; I will ensure the house complies with these requirements!
