Response to staff project review comments dated 10-24-01
Comment 9: A copy of a letter from Mayor Sommermeyer of the Larimer & Weld Irrigation
Company is attached to this comment letter.
Response: Acknowledged
Comment 11: Alan Rutz of the Light and Power Department offered the following
comments:
a. The applicant will be required to obtain a permit from the affected ditch company to
cross the Larimer & Weld Canal.
b. The applicant will also be required to obtain easements from the Larimer and Weld
Irrigation Company for electric line extension to the project site.
c. Coordinate transformer locations and power requirements with Light and Power.
d. Due to the location of this site and the easement and permit requirements, please
contact Light & Power as soon as possible.

Comment 14: Webb Jones of the East Larimer County (ELCO) Water District offered the
following comments:
a. ELCO currently provides water service to Lot 1, K-2 Industrial Park from a 2 '/z"
water line located in the easement shown on the Site Plan. The existing 2 ''/z" water
line serving the property is not capable of supplying a fire hydrant.
b. ,ELCO has a 6" water line in County Road 48 and a 24" water line on the north side
of the Larimer & Weld Canal, approximately '''A mile north of the site.
Please contact Webb at the water district if you have questions about these comments.

Comment 17: Mark Jackson of the Transportation Planning Department offered the
following comments:
a. Provide bike parking near the main entrance to the buildings.
b. Contact the Colorado Department of Transportation (CDOT) Access Management
staff to discuss access issues/requirements off of the frontage road system.
c. Transportation Planning would recommend that the applicant contact Ken Waido
of the City's Advance Planning Department to get information on the I-25 Corridor
Subarea Plan and how or if it might affect this property in the future.

Response: Bike rack has been added to site and grading plans. CDOT Access Management
staff has been contacted and issues/requirements have been discussed. . Ken Waido was
contacted and the Corridor Subarea Plan was discussed.
Comment 69: It appears that this development request is ready to be scheduled for an
administrative public hearing. Please contact me at 221-6341 to determine the date and time
for the public hearing.

Comment 64: Cover Sheet: You can include the Plat in the index, just don't number it.
Response: We have submitted the subdivision plat in utility plan set with no sheet number.
Comment 59: Applicant is not planning any change to existing load at this time. No
comment unless applicant is adding or changing existing electric load.

Comment 62: Show buffer around offsite windbreak -
If the offsite windbreak is shown on plans the 25' buffer that is required by the Land
Use code needs to be shown as well.
Response: We added buffer line to the site and grading plans.
Comment 2: Plans do not indicate lighting. Some type of down lighting desirable for north
and south entrances. Security lighting for area between buildings.
Response: We added the existing lighting on both buildings to the site and grading plans.
Also the existing lighting plan on the north and south entrances are shown.
Comment 66: Floodplain comments:
Please document the building improvements will exceed 50% of the value of the current
building. If they do, then the Substantial Improvement policy would be applicable. The
building would then need to be floodproofed.
Prior to obtaining a building permit a floodplain use permit should be submitted to the
floodplain Administrator.
Response: There are no building improvements planned. A floodplain use permit has been
submitted to the floodplain Administrator.
Comment 67: Report:
Please provide 3 signed and stamped copies of the drainage report with a drainage, grading,
and erosion control plan enclosed for signature.
Response: We have enclosed 3 sets of drainage reports with the drainage and erosion control
plan.
Comment 68: Erosion Control:
Plan is OK. Thank You.

Comment 65: Add curb stops to the new parking spaces that are flush with the sidewalk.
Add curb stops to the new parking spaces that are flush with the parking lot area.
Response: We added wheel stops on site plan and grading plan for 5 parking spaces.
