HomeMy WebLinkAboutGATEWAY AT PROSPECT - BDR200010 - SUBMITTAL DOCUMENTS - ROUND 1 - CORRESPONDENCE-CONCEPTUAL REVIEWPage 1 April 22, 2020 Project Title: Gateway at Prospect Past Meeting Dates: Conceptual Review 4.17.17 General Information: This proposal is to for the ‘backbone’ infrastructure and the creation of five development parcels for the Gateway at Prospect property located on the north west corner of Prospect Road and I-25. The property contains 178.171 acres and is zoned Low Density Mixed-Use Neighborhood Zone District (LMN), employment, (E), Commercial, (C) and Medium Density Mixed-Use Neighborhood Zone (MMN). The proposed infrastructure would provide the necessary access and services for each of the development parcels to move forward with additional planning and entitlement. Uses surrounding the property consist of the following: South: Prospect Road, Colorado Welcome Center and CSURF Property West: Boxelder Estates and Sunrise Acres Second Subdivision North: Crossroads East Business Center and Smithfield Subdivision East: Interstate 25 Existing Owners: Fort Collins – I25 Interstate Corner, LLC Transportation Improvements: All new streets will be designed to meet City street standards. There will be two points of access to the site. One from Prospect Road along the western boundary of the property. The other will also be from Prospect Road, located at the current frontage road access. A roundabout is proposed, north of Prospect Road, which will provide access to each of the future development parcels. As part of this PDP submittal, a collector is also planned which will create a loop from the roundabout to the western most access. Parks, Open Space and Trails: The site design will incorporate pedestrian access and connectivity. This site will ultimately incorporate a street sidewalks system, internal trails, and a regional trail that runs along the Boxelder Creek and along the irrigation ditches located along the northern property boundary. As part of this PDP submittal, the easement for the Boxelder Creek is included which runs north from Prospect to the Dry Creek irrigation ditch. Internal trails and the Boxelder Creek trail will be proposed as part of separate, future entitlement packages. Additional open spaces, trails and park spaces will all be proposed as part of separate, future entitlement packages. Natural Areas and Features: An Ecological Characterization Study (ECS) has been submitted with this application. The Boxelder Creek is a significant natural feature that runs through the site. In addition, there are two irrigation ditches that run along the north side of the property. Appropriate buffers have been defined as part of the ECS and will be incorporated into future development submittals as site specific development is proposed.
