FOR HEARING 03/17/2020: The lighting sheets show fixtures that exceed
3000Kelvin temperature. These will need to corrected to be in compliance.
02/04/2020: The lighting plan needs to show the photometric through the entire
plan and 20ft beyond the property line.
Is it proposed that any existing lighting will remain? If so do they meet current
standards?
The lighting cut sheets have been updated to show the appropriate Kelvin Temperature.

INFORMATIONAL ONLY 03/17/2020: Thank you for Modification request, at
this time Staff is supportive of the modification requests. However, the final
decision is the Planning and Zoning Board.
02/04/2020: The parking lot is required a landscape setback along a
non-arterial street of 10' and along a side lot line 5' (see Sec 3.2.2(J)).
Being that this does not meet the standard it will need a modification request as
well.
Additionally, the cars cannot overhang the public sidewalk.

03/03/2020: For Hearing: Please include the right of way line to be dedicated
on the site plan. The adjusted right of way line should be shown at the back of
sidewalk.

03/04/2020: For Information: The Variance is approved as submitted. Usually
the variances need to be submitted and stamped by an engineer. Since no
Engineering drawings are required for the submittal, and no redesign is taking
place on the site, the submittal from the architect is acceptable.

amount of area that will be disturbed with this development project
If the project disturbs less than 10,000 square feet no erosion control material
would be required. However, during development construction activities the
project must be swept and maintained to prevent dirt, saw cuttings, concrete
wash, trash debris, landscape materials and other pollutants from the potential
of leaving the
site and entering the storm sewer at all times during the project in accordance
with City Code 26-498. If complaint driven or site observation of the project
seem not to prevent the pollutant discharge the City may require the project to
install erosion and sediment control measures. Nearby inlets that may be
impacted by the pollutants, in particular dirt, should be protected as a good

preventative practice and individual lots should be protected from material
escaping onto the sidewalk. If at building permit issuance any issues arise
please email erosion@fcgov.com to help facilitate getting these permits signed
off.
The amount of area disturbed is less than 10,000 sqft and has been addressed in the Land Use Table.

District and the South Fort Collins Sanitation District for water and sewer

The total number of required mitigation trees is six and only five are shown on
the landscape plans. Since the two trees that are being removed total 5.5
mitigation trees this value should be rounded up to a total of six required
mitigation trees. Currently only five are shown on the landscape plan. Please
note that transplanted trees do not count as mitigation trees.
Below the tree inventory and mitigation table, please include a note that states:
TOTAL REQUIRED MITIGATION TREES: 6. Add one more mitigation tree to
the site/landscape plan. Mitigation trees should be labeled with a M on the
site/landscape plans.
The site plan mitigation table has been updated to include total mitigation trees required. One additional mitigation tree has been
added to the plan and all mitigation trees have been labeled with a M.

Please include a plant list on the site/landscape plan. The plant list shall include
proposed tree species, quantity of each species, caliper or height, method of
transplant (B&B – balled and burlapped), species diversity percentage, whether
it is a mitigation tree or not, common name, and scientific name. Currently the
proposed trees are called out as fastigiate evergreen 8’ height minimum. In
addition to showing a plant list, please label all newly proposed trees with a
unique species symbol or add a label indicating the species.

Thank you for transplanting an existing tree back on-site! Please add the
following transplant note to the site/landscape plan:
- Transplanting tree #4, Spring Snow Crabapple, shall follow the
recommendations of a qualified tree transplanting contractor in terms of size,
staking, mulching, and irrigation. Additionally, please display this transplant with
a bolded, capital “T” on the landscape plans and in the Tree Inventory table.
The note has been added to the site plan. The label has been added to the plans and the Plant List.

permit. The irrigation plans must comply with the provisions outlined in Section
