SUBJECT: Items pertaining to the K-2 Annexation and Zoning.
RECOMMENDATION:
Staff recommends approval of the annexation and zoning request.
The Planning and Zoning Board voted 7-0 to recommend approval of
the annexation and requested zoning.
EXECUTIVE SUMMARY:
A. Resolution 92-? Setting Forth Findings of Fact and
Determinations Regarding.the K-2 Annexation and Zoning.
B. Hearing and First Reading of Ordinance No. ?, 1992, Annexing
Approximately 29.72 Acres, Known as the K-2 Annexation.
C. Hearing and First Reading of Ordinance No. ?, 1992, Zoning
Xpproximately 29.72 Acres, Known as the K-2 Annexation, into
the I-L, Limited Industrial, Zoning District, subject to a
Planned Unit Development condition.
This is a request to annex and zone approximately 29.72 acres
located east of I-25, north of Vine Drive and south of the
Larimer and Weld Canal, consisting of three separate parcels
with three different owners. The property is currently zoned
I, Industrial and FA-1, Farming, in the County. The proposed
zoning is IL, Limited Industrial, with a Planned Unit
Development (PUD) condition. This is the annexation of an
enclave area.

Plannina and Zonina Board Recommendation:
The Planning and Zoning Board will conduct a public hearing on the
annexation and zoning request at their regular monthly meeting on
January 27, 1992. The Board's recommendation will be forwarded to
the City Council at that time.
ORDINANCE NO. , 1992
OF THE COUNCIL OF THE CITY OF FORT COLLINS,
AMENDING THE ZONING DISTRICT MAP. CONTAINED IN CHAPTER 29
OF THE CODE OF THE CITY OF FORT COLLINS AND CLASSIFYING
FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE K-2 ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as
follows:
Section 1. That the Zoning District Map adopted pursuant to
Chapter 29 of the Code of the City of Fort Collins be, and the same
hereby is, changed and amended by including the property known as
the K-2 Annexation to the City of Fort Collins, Colorado, in the I-
L, Limited Industrial District:
A tract of land situate in the Southwest Quarter of
Section 3, Township 7 North, Range 68 West of the 6th
P.M., Larimer County, Colorado, which considering the
West line of the Southwest Quarter of said Section 3 as
bearing N 00014113/1 W and with all bearings contained
herein relative thereto is contained within the boundary
lines which begin at the West Quarter Corner of said
Section 3 and runs thence N 89044157/1 E 33.30 feet to the
true point of beginning; thence N 89*4415711 E 796.12
feet; thence S 1505013411 E 318.00 feet; thence S
63*5210911 E 338.69 feet; thence S 00001132/1 W 869.41
feet; thence N 89*5812811 W 699.97 feet; thence N

Section 2. That the zoning granted herein is expressly
conditioned upon the entire above -described property being
developed as a planned unit development in accordance with the
Ordinances of the City.
Section 3. That the Director of Engineering is hereby
authorized and directed to amend said Zoning District Map in
accordance with this Ordinance.

RESOLUTION 92-
OF THE COUNCIL OF THE CITY OF FORT COLLINS
STATING THE INTENT OF THE CITY OF FORT COLLINS
TO ANNEX CERTAIN PROPERTY AND
INITIATING ANNEXATION PROCEEDINGS FOR SUCH PROPERTY
TO BE KNOWN AS THE K-2 ANNEXATION
WHEREAS, the property hereinafter described has, for a period
of not less than three (3) years prior to this date, been
completely contained within the boundaries of the City of Fort
Collins; and
WHEREAS, the Council desires to initiate annexation
proceedings in accordance with law.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
FORT COLLINS as follows:
Section 1. That, the Council of the City of Fort Collins
intends to annex the following described property, to be known as
the K-2 Annexation, situate in the County of Larimer, State of
Colorado, to wit:
A tract of land situate in the Southwest Quarter of
Section 3, Township 7 North, Range 68 West of the 6th
P.M., Larimer County, Colorado, which considering the

and place when a hearing will be held regarding the passage of an
annexation ordinance pertaining to the above described property.
The City Clerk is directed to publish a copy of this Resolution and
said Notice as provided in Section 31-12-108(2), C.R.S.
Passed and adopted at a regular meeting of the Council of the
City of Fort Collins held this 4th day of February, A.,D. 1992.

TO ALL PERSONS INTERESTED:
PLEASE TAKE NOTICE that the City Council of the City of Fort
Collins has adopted a Resolution initiating annexation proceedings
for the K-2 Annexation, said Annexation being more particularly
described in said Resolution, a copy of which precedes this Notice.
That, on March 17, 1992, at the hour of 6:30 p.m., or as soon
thereafter as the matter may come on for hearing in the Council
Chambers in the City Hall, 300 Laporte Avenue, Fort Collins,
Colorado, the Fort Collins City Council will hold a hearing for the
purpose of finding and determining whether the property proposed to
be annexed meets the applicable requirements of Colorado law and is
considered eligible for annexation.
