Lincoln Loveland, Co. 80538 (303)669-3652 July 6, 1992 i Project No.: 92-04-590 Planning and Zoning Board City of Fort Collins, Colorado RE: Variance Request Kingston Woods P.U.D. 2nd Filing Dear Planning and Zoning Board: This letter is to request a variance from the requirements of the solar orientation ordinance requiring 65% of the lots to meet the criteria for solar orientation. The site plan as submitted pro- vides 13 of 22 lots to meet the criteria, or 59%. Our request for a variance is based upon the following: 1. The parcel size is relatively small and is an infill project between two developed or approved subdivisions. 2. The existing alignment of Patterson Place must be matched on both the east and west sides of this project, severely limiting the design flexibility in the layout of lots. 3. A design that met the requirements of the solar orientation ordinance was investigated, but we feel the design as currently proposed represents a better overall design. It incorporates larger lots, with better street access and common amenities than the previous design allowed. In order to meet the 65% requirement for solar orientation, an additional 2 lots would need to be included. An alternative would be to place a restriction on the house design within the building envelopes of Lot 9, Block 1, and Lot 3, Block 2. By restricting the garage to the north part of each lot and utilizing a design with solar access along the south elevation, the same goal can be achieved without redesigning the lots. This would result in 68% compliance with the ordinance. We ask that you consider this variance request in regard to the hardships we face. Thank you for your time and consideration.
