Second Filing Dear Planning and Zoning Board: July 31, 1992 Project No. 92-04-590 This letter is to request a variance from the requirements of the Design Criteria and Standard for Streets of said City of Fort Collins, pertaining to the angle of intersection of proposed streets. The variance requested is to be allowed to deviate from having the street centerlines intersect at right angles, as required in Section 1.02.03.02, Page 8; of said Criteria manual. The deviation from perpendicular intersections is approximately five degrees at the intersection of Patterson Place and Richmond Drive and approximately four degrees at the intersection of Patterson Place and Patterson Court. Said standard can not be met on this particular subdivision because an efficient layout of lots does not lend itself to perpendicular street intersections. Requiring perpendicular street intersections would create a very inefficient layout on this property and be of no value to anyone. The layout being requested with non perpendicular street __--intersections creates no problems with respect to public health, safety, and/or welfare. This layout creates no site distance problems, and has a very low traffic count. We ask that you consider this variance request in your review of our project.
