Dear Mr. Frederick,
City Staff has reviewed your submittal for Kingston Woods PUD 2nd
Filing, and offers the following written comments:
1. Please indicate the street widths on the plat.
2. Specify on the plat, what Tract A will be used for and who
will be responsible for maintenance. Some utilities need to
come in behind lots and either need Tract A to be a blanket
utility easement or they need easements on the rear of the
lots backing onto Richmond Drive.
3. What is the 50.37' distance along the west side of the plat?
4. Contact Matt Baker for information regarding a reallocation
for SID #82.
5. If old R.O.W. is being replatted, we will need to go to
Council with the R.O.W. vacation prior to recording the plat.
R.O.W. can not be vacated by plat. . Please add the note
"existing R.O.W. being vacated" to the plat.
- 6-. US —West stil-l—claims- that the-1-0'---easement on the —north
property line is exclusive. Please contact them to clear up
the situation and/or reflect their easement on the plat. If
this is the case, you will need to request an encroachment
permit from US West in order to cross their easement.
7. Block 2, Tract A should be described as a utility easement,
or, alternatively, a utility easement will be required across
the rear of Lots 1 through 6, Block 2.
8. Street plans need to show elevations per detail D-19.
9. Add details D-20 and D-25 to detail sheet.
10. Additional design comments are on the Utility Plan.

11. Check sight distances along Patterson Drive from Patterson
Court. Check the plat for Kingston Woods First Filing for the
proper name for Patterson "Place" Drive. Please correct all
site plans, landscape plans, and plat.
12. Please refer to comments on Utility Plans for Water and
Wastewater comments.
13. The shrubs along Patterson Drive do not have enough room if
the fence is on the property line. Staff suggests that you
move the fence back, or put the shrubs in a separate and wider
tract or landscape easement. This information should be
included as a note on the site plan so it is clear to the home
buyer where the fence will be.lbcated and where the shrubs
will be located, as well as who will be responsible for the
maintenance.
14. Indicate with a note on the site plan that the trees are to be
planted outside of the fence, ie. on the street side of the
fence, along Richmond Drive. The site and landscape plans
should clearly show the location of the trees and the fence.
15. What is the xxxxx pattern along the north property line?
16. Indicate the total number of lots meeting the solar
orientation ordinance (12 of 22 or 55%). Lots 8 and 10 of
Block 1, do not meet the ordinance.
17. Setbacks on corner lots should not be less than 151. The
front yards of Kingston Woods First Filing will be 20' and if
any home is built to front. on Patterson Drive with a 10'
corner side yard setback, this would be unacceptable.
18. The solar orientation symbol and data need to be shown on the
plat.

Please include all existing easements on the plat. See an
attached -sheet descr-ibng-5-easements-(A-.E)-and nc-l-ude these
easements on the plat if they are not already shown.
20. Staff has concerns that Lot 3, Block 1 will not be able to
accommodate. a standard driveway. Do you plan a shared
driveway at this location? Please provide a sketch showing
how this lot will get access in relation to the driveways for
surrounding lots.
21. As with other 'PUD's in the City of Fort Collins, Staff is
requesting that you provide one street tree per lot per street
frontage, up to a maximum of 2 trees. The cost of these trees
is usually passed on to the home buyer and the entire
community benefits from the resulting streetscape.
22. Stormwater comments will be forwarded to you as soon as they
are available.
This concludes staff comments at this time. In order to stay on
schedule for the September 28, 1992 Planning and Zoning Board
hearing, please note the following deadlines:
Plan revisions are due"September 2, 1992 by 12:00 noon.
Please submit a letter with the revisions explaining how you.
have addressed Staffs comments.
PMTIs, colored renderings, and 10 prints are due Sept. 14th.
Final mylars, signed development agreements (for Final PUDIs),
and other documents are due Sept. 17th by noon.
Please make sure that all mylars are good quality,
reproducible, and that all signatures are in black, permanent
ink.
