Collings CO, 80526 January 22, 199 ---- 5 ill JAN 2 2 RE: Kingston oW` ohs—PUD Preliminary #58-91 I am writing on behalf of the Board of Directors of Casa Grande Condominium Association in response to your letter dated January 13, 1992 pertaining to the above proposed residential development. As you may know, most of our residents are older and/or retired persons, and at present 60 of 66 units are either occupied or sold, with occupancy pending completion of construc- tion. Our area has large green belts, interior sidewalks, and paved drives, all of which are an open, invitation for children to play or ride bikes. Enclosed please find a letter which we will very shortly begin distributing to our immediate neighbors. This letter was written at the suggestion of the Fort Collins Police Department because we already have children and adults using our property. We request that your department give very serious consideration to the con- struction, by the developer, of a six foot, three rail wood fence separating the proposed new development from Casa Grande property. We desire to be good neighbors, but we are concerned about the safety of children and our desire for the privacy of our residents which is one of the primary reasons most of us moved into this area. J DATA ¢ January 1992 CIR o Adult Condominiums The Board of Directors and many of the residents of Casa Grime Condominiums are concerned about the safety of the children of our neighbors. our complex is composed mostly of older and/or retired persons. As we have no resident children in our homes, we tend to forget that young children may be present in our area. I4ost of our garages open DIRMTLY onto the driveways, and we have had a few incidents of near accidents as someone backed out of a garage just as a child on a bicycle rode by. We also had one situation of a young child on a tricycle that was seen at the last minute by someone backing out of a garage. There is also a real safety problem when the youngsters ride or play on our drives or interior sidewalks. -come of our residents are in wheelchairs, some use walkers -and/or canes, and a child using the narrow sidewalks could be a hazard to our residents or to the child involved. We hope that you will understand that we are not anti -children (most of us have grandchildren); however, we believe that our concerns are legitimate ones and we earnestly solicit the help of the parents of our neighboring children. Please request that your child not use our drives or interior sidewalks as a matter of their safety and our privacy. Thank you for your consideration and help in this matter.
