A more centrally located site offers greater potential for alternative modes of transportation, such as transit, bikeway and pedestrian alternatives. 2. Since this section is essentially undeveloped, transportation planning for the larger area (rather than site specific) will be a benefit to any of these sites, as well as for future development plans for the remaining area. This planning effort may best be accomplished by development of an Overall Development Plan for the entire section. 3. Existing metro Denver high schools may provide a good example for determining the parking demand for the new high school site. 4. Dispersion of parking spaces into smaller parking lots (rather than one large lot) may provide greater opportunities with respect to the site's design. 5. Arterial streetscaping should be given attention, to create a pleasing street frontage for the selected site and provide shade for pedestrians and bicyclists along the site's frontage. Pine Cone Farm 1. Site is presently in City limits and zoned b-p, Planned Business with a PUD condition. A site specific plan will be reviewed by the Planning and Zoning Board. 2. There is a neighborhood shopping center (typically has a grocery anchor) that has been approved on previous master plans for this site. This location is appropriate for such a center and should be retained in conjunction with a school site. — 3. Existing street system (two arterials) would provide several ways to access the site; however, the larger area circulation needs to be evaluated, with respect to providing a collector street and providing access for adjacent properties to the north and east. Potential locations for collector streets may be lining up with Vermont (potential signal location) or Danfield west of Timberline, of offset from Caribou south of Horsetooth. 4. This location appears to be fairly central to the community population. 5. Transit and bikeway opportunities may be possible along Timberline and Horsetooth. Barb Sheen Brian Newlands ADMIN. Annexation and zoning will need to occur prior to review of any site specific plans by the Planning and Zoning Board. Typically, annexation and zoning can be accomplished in approximately four months. 2. Existing street system (two arterials) would provide several ways to access the site; however, the larger area circulation needs to be evaluated, with respect to providing a collector street and providing access for adjacent properties to the south and east. 3. This location appears to be fairly central to the community population. 4. Transit and bikeway opportunities may be possible along Timberline and Drake. 5. If this site includes the land located closest to the intersection of Timberline and Drake, orientation of parking areas would be desirable internal to the site, rather than near the intersection. 6. There may be a potential for a connection to the Poudre River Trail at the Nature Center, east of this site. Webster Farm 1. Site is not within the City limits. Annexation and zoning will need to occur prior to review of any site specific plans by the Planning and Zoning Board. Typically, annexation and zoning can be accomplished in approximately four months. 2. There are fewer access alternatives for this site, since all traffic directed toward the City would have to use Horsetooth Road. 3.__This location does not appear to be as central to the community population. The larger area circulation needs to be evaluated, with respect to providing a collector street and providing -access - for adjacent properties to the west and north. 4.
