NOTICE is hereby given that, on February 4, 1992, at 6:30 p.m., or as soon
thereafter as the matter may come on for hearing in the Council Chambers in the
City Hall, 300 Laporte Avenue, Fort Collins, Colorado, the Fort Collins City
Council will hold a public hearing on the rezoning of land comprising the
Pinecone PUD.
That portion of the Pinecone PUD that the property owner has requested be
placed in the R-P, Planned Residential Zoning District is described as follows:

S 89°25'18" E, a distance of 700.00 feet to the Point of Beginning;
thence, S 89°25'18" E, a distance of 680.61 feet; thence, S
00°09'08" W, a distance of 800.00 feet; thence, S 89025'18" E, a
distance of 1266.09 feet to a point on the north -south quarter line
of the said Section 29; thence, along the said quarter line, S

Commencing at the W 1/4 corner of said Section 29; thence, along the
said West line, N 00904'32" W, a distance of 530.00 feet to the
Point of Beginning; thence, continuing along the said West line, N
00004'32" W, a distance of 793.00 feet; thence, leaving the said
West line, S 89*25118" E, a distance of 700.00 feet; thence, S
00003'45" E. a distance of 2653.32 feet to a point on the South line
of�the N 1/2 of the SE 1/4 of the said Section 29; thence along said
South line, S 89028'58" E, a distance of 700.00 feet to a point on
the West line of the SW 1/4 of said Section 29; thence, along the

Said property is now zoned T, Transition Zoning District. The Planning and
Zoning Board recommends approval of the above request with the condition that the
portion of the property to be classified B-P, Planned Business Zoning District
be developed as a planned unit development in accordance with City Code;
provided, however, that this condition shall apply only to uses that are not
permitted in the R-M Medium Density Residential District.

AMENDING THE ZONING DISTRICT MAP OF THE
CITY OF FORT COLLINS, BY CHANGING
THE ZONING CLASSIFICATION FOR
THAT CERTAIN PROPERTY KNOWN AS THE
PINECONE PUD REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 29 of the Code
of the City of Fort Collins be, and the same hereby is, amended by changing a
portion of the Pinecone PUD from the zoning classification "T," Transition Zoning
District, to "R-P," Planned Residential Zoning District, which portion of the
Pinecone PUD is described as follows:
A tract of land located in the W 1/2 and SE 1/4 of Section 29, T7N,
R68W, of the 6th P.M., in Larimer County, Colorado, being more
particularly described as follows:
Considering the West line of the. NW 1/4 of said Section 29 as
bearing, N 00°04'32" W, and with all bearings contained herein
relative thereto.
Commencing at the W 1/4 corner of said Section 29; thence, along the
said West line, N 00°04'32" W, a distance of 1323.00 feet; thence,
S 89°25'18" E, a distance of 700.00 feet to the Point of Beginning;
thence, S 89°25'18 E, a distance of 680.61 feet; thence, S
00009'08" W, a distance of 800.00 feet; thence, S 89925'18" E, a

said West line, N 00004'32" .W, a distance of 530.00 feet to the
Point of Beginning; thence, continuing along the said West line, N
00004'32" W, a distance of 793.00 feet; .thence, leaving the said
West line, S 89°25'18" E, a distance of 700.00 feet; thence, S
00003'45" E, a distance of 2653.32 feet to a point on the South line
of the N 1/2 of the SE 1/4 of the said Section 29; thence along said

Section 3. That the portion of the Pinecone PUD described in Section 2 of
this Ordinance as being rezoned into the B-P, Planned Business District is
expressly conditioned upon said property being developed as a planned unit
development in accordance with the ordinances of the City; provided, however,
that this condition shall apply only to uses that are not permitted in the R-M
Medium Density Residential District.
Section 4. The City Engineer is hereby. authorized and directed to amend
said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered published
this 4th day of February, A.D. 1992, and to be presented for final passage on the
18th day of February, A.D. 1992.
