Please see redlines for more detail. Topic: General Number: 30 Created: 10/17/2005 [10/17/051 The sidewalk between the cars under the canopy is still raising questions for me. In your response letter, you state that it has been changed to 9 feet wide. On the plans, they are shown as 7 feet and in your sections they are 6 feet. Please make it consistent. Also, since the employee parking is long term, and you can overhang by 2 feet, it can be reduced to 16 feet if needed. That might give you a bit of extra room if you need it. Back to the center walk for the carhops, I think that you need to make it 8 feet or more since cars will overhang on both sides. Another option would be to provide wheel stops at the drive-in spaces to prevent overhang. The site could be adequately lit with half the luminance shown and should be given the residential nature of the surrounding areas. If it is not possible to chart the canopy lights, you can show a max (say, as if pointed down) and make a note on the plans to explain. Please provide actual deeds of dedication, which will be required prior to sign off on the mylars. The emergency access easement being provided appears to cross into several lots, including Lot 3 (McDonald's). It appears that several different owners (including McDonald's) would need to convey the full easement. The fire lane shall be visible by painting and signage, and maintained unobstructed. 1997 UFC 901.2.2.1; 901.3; 901.4.2; 902.2.1; FCLUC The criteria for a required fire lane contain several conditions that must be met. 1. The minimum width shall be 20 feet. 2. Inside turning radius shall be 25 feet and outside turning radius shall be 50 feet. Page 2 3. Compacted road base shall be used during the construction phase only. The permanent fire lane shall consist of asphalt or concrete and shall be required to support 40 tons 4. The fire lane shall be platted as an "Emergency Access Easement" on the final plat. It is important that Jerry Garretson of the Poudre School District be routed a copy of these plans so that he can proceed with reviewing them and providing PSD approval. It will also be important to make sure that the construction schedule is coordinated with the school district in order to minimize the impact on school operations. Page 3 Topic: Detention Pond Design Number: 43 Created: 10/31 /2005 [10/31 /05] It is not clear what portion of Lot 1 was accounted for in the design of the water quality pond. The text states that the west portion of that lot including the parking lot will be accommodated in this design. Since this is an interim design that will be modified once Lot 1 is developed it would be important to highlight that in the drainage report and explain, that if the same volume is to be maintained in the ultimate detention pond, how much impervious are of Lot 1 would be accommodated by the current design. Please justify how the 4.3 acres was arrived at to calculate the contributing area to the pond. The water quality detention pond looks like it has 3:1 side slopes, 4:1 sides slopes are preferable from a maintenance standpoint. Please provide a spillway design for the water quality pond. Grading plans call for a spill elevation of 4938.3 while the water quality outlet detail shows a spill elevation 4939.0 Topic: Erosion Control Number: 44 Created: 10/31 /2005 [10/31/051 Comments from Bob Zakely regarding the erosion control plan will be forwarded directly to the engineer on Monday November 7th. Topic: Off -site drainage easement Number: 45 Created: 10/31 /2005 [10/31/05] Please provide a drainage easement for the area that will be covered by the water quality pond.
