Box 580 Fort Collins, CO 80522 Dear Ted; Attached are five prints of the Tower Shoppes at Pinecone Preliminary PUD Plan, revised in response to Staff Comments. Specific responses include: 1 .- 3. Required easements have been added to the plan and will be included on the final plat. Clearance between trees and utility lines and/or street lights will be indicated on the Final PUD. 4.- 7. Building and Health Code requirements will be reviewed in detail with final architectural plans and the final PUD. We would like to request that the Building Inspection Department provide us with a copy of the handicapped parking requirements as per our conversation at conceptual review. 8. RBD is working with the School District's engineers to verify the capacity of the shared pond on the school site. We do not believe that the Tower Shoppes is inconsistent with the approved Master Drainage Plan for Pinecone. 9.- 10. We feel that we have created some very strong pedestrian elements with the proposed plan; particularly with the central spine through the parking lot (as suggested by Staff). Rather than duplicate the oversized walkway along Timberline with another, parallel strip of concrete, we have chosen to increase the standard offset of the walk from the roadway. The requested sidewalk connection from pad C to the walkway serving the transit stop has been added as requested. 11. Additional street trees have been shown. Please understand that we are attempting to make the Tower Shoppes landscape treatment compatible with that of the high school. 12. We have adjusted our preliminary plans to allow a continuous canopy along the west facade. However, we are concerned that this element may detract from our efforts to blend with the high school architecture. We would like to reserve the right to further evaluate this and other architectural details at the time of final plans. 13. We have included the appropriate ramps on the Tower Shoppes property. The desirability of making the service/loading area attractive to pedestrian traffic may be questionable. urban design, inc. 14. The proposed 54' service lane width has been reduced to the extent practical. 15. Arctic Fox Drive has been labeled as requested. Ten sets of prints, reductions, and color renderings will be submitted by July 18th. We appreciate your assistance in the planning of this project.
