As previously discussed with the applicant, the City has re -looked at the
concept of repayment of local street portions of street at the adopted yearly cost
per foot when considering abutting low density single family. This comment
confirms that with the present application, the City is not looking to assess a
repayment at the adopted yearly cost per foot. At this time, we have not arrived
at a determination/policy of how to assess a repay amount in these situations,
however, the discussion is ongoing with a meeting at the end of the week with
our Director to verify if an updated policy can be adopted at this time, or will this
timetable further extend. Absent of an adopted approach, we would look to
indicate in a development agreement for the development application of the
property that the local portion repay is still applicable to the property and would
look to be enforced with any further development/redevelopment of the property.

requiring a traffic study. The canal prevents the ability to easily access Falcon
drive, and there is an existing curb cut in Taft Hill at the proposed access

To this end the plans will have to demonstrate via narrative the intent of the pond
(seasonal or year round) and the amount of water required to meet the intent.
The plans will also require approval from the ditch company that your shares
meet the intent of the pond.
Further Discussions made, Kelly and I decided a narrative will not be necessary as ditch company of
course will regulate their water effectively

The exemption to landscape standards provided in Section 3.2.1 is only
applicable to single-family detached dwellings on existing platted lots (e.g.,
single-family detached which only requires a building permit). Because this
project is not exempt, an on -site tree inventory is required. Any tree removal
planned by the developer/property owner must be mitigated on -site in the form
of mitigation trees. Any tree removal completed by the ditch company will not
require on -site mitigation and can be excluded from the landscape plan. Prior to
the next submittal, please schedule an on -site tree inventory and mitigation
meeting with City Forestry. Existing significant trees shall be retained and
protected to the extent reasonably feasible.

An Existing Tree Removal Feasibility Letter may be required.
Proposals to remove existing trees must provide a justification letter detailing
the reason for tree removal. This is required for all development projects
proposing significant tree removal regardless of the scale of the project. The
purpose of this letter is to provide a document of record with the project's
approval and for the City to maintain a record of all proposed significant tree
removals and justifications. Existing significant trees within the project's Limits
of Disturbance (LOD) and within natural area buffer zones shall be preserved to
the extent reasonably feasible. Streets, buildings and lot layouts shall be
designed to minimize the disturbance to significant existing trees.
(Extent reasonably feasible shall mean that, under the circumstances,
reasonable efforts have been undertaken to comply with the regulation, that the
costs of compliance clearly outweigh the potential benefits to the public or would
unreasonably burden the proposed project, and reasonable steps have been
undertaken to minimize any potential harm or adverse impacts resulting from
noncompliance with the regulation.) Where it is not feasible to protect and retain
significant existing tree(s) or to transplant them to another on -site location, the
applicant shall replace such tree(s) according to City mitigation requirements.
