Box 580 Fort Collins, CO 80522-0580 RE: Case Number: PDP 200003 Title: East Ridge Fifth Filing -Mosaic Condominiums Engineering/Survey: Galloway Engineer Contact: Parcel Number(s): Boxelder Sanitation District (BSD) has reviewed the Preliminary Development Plan identified as: Preliminary Utility Plans for 14 condo buildings with a total of 112 units. The District hereby advises as follows:  There is no objection to this proposal.  Responses required to comments below.  The District will respond at the hearing date of ______________. Comments: 1) Plat – Provide a place for Boxelder to sign to assure that the Utility Easements include the BSD sewers. 2) On the south end of the site the BSD sewer is located within an easement. In this area and all weather access road needs to be provided to allow for BSD truck to access the west road. The access should be designed with the same geometry required for firefighting apparatus. The road needs to be shown throughout all the drawings for this project. Include signage that no parking is allowed on the access road. 3) Sheet C3.2 Provide all BSD standard details appropriate for this project including manholes and bedding details 4) Provide Sanitary Sewer profiles that include all utility crossings. 5) Remove BSD approval block from sheets that do not have any applicable utility information. The District has adequate capacity to service the property referenced above. The District is in full compliance with federal and state water quality requirements.
