Specific responses include: Parsons and Associates has confirmed that adequate separation between utility services can be achieved in the townhome area. 4. The requested 1 5' x 30' U.S. West easement is being provided by the School District, immediately west of the Dakota Pines site. 9. The irrigation lateral indicated on the Dakota Ridge First Filing Plans has since been abandoned, and does not affect Dakota Pines. 13. Tree types and locations have been modified in coordination with street light locations. 14. Turning radii, parking restrictions, and fire hydrant locations have been shown as required. 19. The homeowners' association at Dakota Pines may - or may not - elect to include front yards or other limited areas on individual lots in the items covered by common maintenance. To avoid confusion, the reference to "zero maintenance areas" has been deleted from the notes on the PUD Landscape Plan. 23. Planting Note #7 has been clarified as to the developer/builders responsibilities for landscape installation. Ten sets of prints, reductions, and color renderings will be submitted by April 19th. The applicant is anxious to execute the development and expedite filing of the Plat. We would like to request that a draft Development Agreement be provided by April 12th. We would then anticipate that signed final documents can be submitted by April 22nd. The applicant would also like to confirm that recording of the plat and construction at Dakota Pines will not be delayed because of any belated comments from the Storm Drainage Utility. urban design, inc.
