RE: Solar Ordinance Variance
Project No. 10-746-050
Dear Steve:
At this time we are requesting a variance to the Solar Orientation Ordinance for Dakota
Ridge Third Filing. Hopefully, with this letter and the already submitted Final Plat
Submittal, you will find enough documentation to grant this variance.
Dakota Ridge is the final parcel of the Dakota Ridge P.U.D. as laid out in the
Overall Development Plan.
2. Due to site construction imposed by the existing Dakota Ridge Second Filing
and the Pinecone Apartments P.U.D., we need to connect into the existing
platted street right-of-way.
3. We are also constricted on the Northwest by the Fort Collins Tributary
Channel and on the South by the City of Fort Collins Neighborhood Park.
Due to the above listed constraints, Dakota Ridge Third Filing will only be able to have 23 %
of the lots conforming to the Solar Orientation Ordinance.
