RE: Dakota Ridge P.U.D. First Filing - Final Comments

Dear Ted:
We have reviewed your comments as outlined in your June 19, 1992 letter and would
like to offer the following responses:
I met with Gary Huett of Public Service to review their easement
needs. East of Red Mountain Drive (formerly Dakota Drive) there
will only be one intermediate pressure feeder line and it can be
located in the street just off of the edge of the curb. West of
Red Mountain Drive there will be two lines which need to be
placed in the 1 5' easement north of the Horsetooth right-of-way.
Final location of fences will need to be coordinated with Public
Service as Tract "A" is developed.
2. Modifications and clarifications have been made to easements as
requested by U.S. West and as shown on the plans.
3. Ramp locations, sidewalk widths, street widths and green belt
widths are now shown on the plans.

4. Questions pertaining to the plat have been addressed.
5. The developer will maintain the temporary detention ponds
proposed as part of this filing. No Homeowners Association will
be established as a part of this development.
6. A mow strip has been added to the sidewalk section.
7. A fence detail has been added to the P.U.D.
8. All metal sidewalk culverts have been removed and concrete
sidewalk culverts have been proposed.
9. These bike trail changes have been made.
10. A fire hydrant has been added.
1 1 . More detail has been added to show this secondary emergency
access. At a meeting with CSU staff held on June 30, 1992 at
2:00 pm they agreed to allow this access through their property.
Agreements are being drafted and are expected to be approved
by the State Agricultural Board in a special executive session in
July.
12. & 13. Dakota Drive is now Red Mountain Drive; Fall River Road is now
Willow Creek Drive; and Wolf Creek Court is now Cucharas
Court.
14. The tree detail has been added.
15. The note has been added.

Final Comments
16. The Landscape schedule has been changed to reflect a
"Marshall" Green Ash
17. Conversations are ongoing between the CDL Partners and Les
Kaplan of Stoneridge. It is expected that an agreement on the
fence will be completed before the P & Z Board meeting.
18. A variance was requested and granted at the June 29`h meeting
of the P & Z Board.
19. & 20. No reponse required
21. Mr. Webster has recently been contacted by Roberta Martin of
G.T. Land. These conversations will be continuing; however,
they probably will not have any impact on Dakota Ridge. I met
with Stan Meyers of RBD on Monday June 29, 1992 and he
explained that Stoneridge plans to use irrigation water from the
Webster lateral to water their extensive open space system. If
this concept becomes a reality, the irrigation system along
Horsetooth will not be abandoned and we will need to continue
to deliver water through the Dakota Ridge site to Stoneridge.
The pipe we proposed on our plans will accomplish this. This
design is being coordinated with Stoneridge.
