RE: Dakota Ridge - Stoneridge Common Issues
Dear Les:
Thanks for reviewing the issues that effect both of our projects. I would like to
summarize our discussion as follows:
1. Runoff from Horsetooth Road adjacent to Dakota Ridge (Approximately .4
acres) can continue easterly in the street and will be detained in the Stoneridge
detention facility. There is street capacity available in Horsetooth Road and
storage room available in the Stoneridge detention facility. This has been
verified with both project engineers (RED and Parsons & Associates)
This will allow us to eliminate a curb inlet and sidewalk culvert along
Horsetooth Road. We can also reduce the size of the drainage pan between our
common property line.
2. The reduction of the depth and width of the back yard drainage pan allows us
an easier connection to a common back yard fence. Therefore, a common back
yard fence becomes more attractive to the Dakota Ridge project and I would
participate in 50% of the cost of this fence. Fence details are to be approved
by both yourself and the CDL Partnership.
