RE: Dakota Ridge - Stone Ridge Common Issues
Dear Les:
Thanks for reviewing the issues that effect both of our projects. I would like to
summarize our discussion as follows:
Runoff from Horsetooth Road adjacent to Dakota Ridge (Approximately .4
acres) can continue easterly in the street and will be detained in the Stone
Ridge detention facility. There is street capacity available in Horsetooth Road
and storage room available in the Stone Ridge detention facility. This has been
verified with both project engineers (RBD and Parsons & Associates). This will
allow us to eliminate a curb inlet and sidewalk culvert along Horsetooth Road.
We can also reduce the size of the drainage pan between our common property
line.
2. The reduction of the depth and width of the back yard drainage pan allows us
an easier connection to a common backyard fence. Therefore, a common back
yard fence becomes more attractive to the Dakota Ridge project and I would
participate in 50% of the cost of this fence. This fence will be a double -sided
wood fence approximately 1330 feet long along the west Stone Ridge property
line. Final fence details and construction sequence are to be approved by both
developers. It is anticipated that 50% of the fence construction costs be
reimbursed by either developer within 30 days of completion of the fence
construction.
