Dear Mr. .Schrader,
Thank you for your patience. City Staff has discussed the Pinecone
Apartments PUD signage at length, and has concluded that the
Residential Sign District section of the City Sign Code is
applicable in. this case. The Planning and Zoning Board did not
review or approve signage details; approving only the location of
flush wall signs.
Staff understands and apologizes if there was some confusion with
the timing of Council approval and adoption of the Residential Sign
District regulations. Staff made it clear to the Planning and
Zoning Board that they were not to review or approve the signage
package for this PUD. The only reason that the canopy stripe was
addressed by the Board was because it was determined to be a
lighting issue, not a sign issue. We regret that the owners were
not informed of this decision.
As the Planning Staff is not authorized to make a decision on
signage for Planned Unit Developments in the Residential Sign
District (or any other PUD's for that matter), an amended signage
package should be submitted to the Building Department for
approval. The package will be reviewed against the criteria of the
Residential Sign District section of the Sign Code. To be
consistent with the Board, this PUD is considered to be a
Neighborhood Convenience Shopping Center.
We have discussed with Peter Barnes, the nature of 'the free
standing sign and proposed brick wall. Staff agrees that the brick
wall serves not only as a base for the sign face, but also as an
architectural and screening element. The brick wall provides
buffering and screening of the convenience store from the
Timberline roadway, therefore, some flexibility can be granted
concerning size requirements of ,this wall, as it relates to the
sign face and the overall height of the wall.
The maximum area allowed per sign face is 40 square feet. Staff
believes that the Residential Sign District regulations were
adopted to address concerns about signage as it applies to
nonresidential land uses in predominately residential areas. We
offer several examples in town where the sign face is approximately

40 square feet for similar land uses and encourage you to visit the
following businesses:
1. Conoco at Collindale (3512 Lochwood)- 36.75 sf. and 23.5 sf.
2. Diamond Shamrock at 1515 W. Elizabeth- 35 sf.
3. McDonald's at Harmony and College- 43 sf. (on College Ave)
4. Conoco at Centre for Adv. Tech- 32.5 sf.
5. Burger King at Troutman and 4218 S. College Ave.- 36 sf.
6. Grease Monkey at 1100 Richmond Drive- 48 sf. (the neighborhood
is not happy about this sign).
In addition, the following signage has been approved for the
following proposed businesses:
1.. Amoco at Raintree Shopping Center- 36 sf.
2. Lube at Lemay and Oakridge, (Harmony Market 5th)- 40 sf.
3. Circle K at Richmond Dr., (Horsetooth Commons)- 2 at 32 sf.
We believe that the 40,sq. ft. per face allowance is not out of
line with signage at existing businesses. We would entertain some
flexibility on the size and height of the brick wall, as it does
serve as an architectural element and provides additional screening
and buffering for the convenience center.
