Attached are five prints of the Pinecone Apartments Preliminary PUD Plan, revised in
response to Staff Comments. Specific responses include:
1. We will coordinate telephone service with U.S. West.
2. Storm drainage comments have been reviewed in detail with Susan Hayes, and will be
resolved with Final PUD Plans.
3. The requested eight foot easement has been added along the public roadways.
Specific interior easements will be defined with the Final Plat.
4. Any additional easements needed by Columbine CableVision will be coordinated with
Final Plans.
5. Buildings E and G have be adjusted so that they will meet the 150' fire access
requirement. All 24 unit buildings - but not 12 and 15 unit buildings - are intended to
be equipped with approved fire sprinkler systems.
Additional hydrants, signage, fire lane, and the Hazardous Material Impact Analysis will
be provided per PFA requirements with Final Plans.
6. We are currently working with CSU on alternative methods of replacing the existing
irrigation line. We will coordinate with the directly affected property owners - including
Parks and Recreation - in determining the best alignment.
7. Staff suggestions for landscape treatment of the drainage areas will be considered in
the preparation of Final Landscape Plans.
8. Attached is a detail of the proposed approach to handicapped parking. There are
advantages to locating handicapped parking spaces at the ends of parking bays that
may outweigh the potential problems mentioned in the Staff Comments. We will
evaluate both approaches in developing the Final PUD.
9. A description of the garages has been added to the general notes on the site plan.

10. Bike parking proposed is in the form of bike racks, located on pads designed to avoid
obstruction of walkways; similar to those being used at the Boulder project (see
attached detail).
11. The high school's landscape architect has not yet begun work; but we have requested
that we work together to develop a compatible approach to the Timberline and
Horsetooth streetscapes.
12. Berming will be provided, and has been indicated on the revised plans.
13. The future trail extension to the north has been noted on the plan. A continuation of
the trail along the Foothills Channel to the east.
14. Additional berming and landscaping has been added at strategic locations along the
public streets to make on -street parking less attractive to residents of the project.
15. Walkways serving Building L have been modified to provide more direct access from
parking spaces to the west of the building.
16. A similar walkway modification has been shown for Building A.
17. Brick - in combination with wood siding - is proposed as an exterior finish material for
the apartments.
18. Foundation plantings and berming are important parts of the design concept, and will
be detailed on the Final Landscape Plan.
19. Location of the management office has not been determined at this time; but may be
known at the time of Final PUD review.
Ten sets of prints, reductions, and color renderings will be submitted by May 11th.
