RE: Nittman Property, 1000 Scenic Drive – Project Information and Design Narrative
The objective of this project is to divide the property at 1000 Scenic Drive in Fort Collins into two, roughly-
equal-in-size parcels; one containing the existing single-family residence, and the other to contain another
single-family residence that is currently being designed and has yet to be permitted or built.
The proposed division will create two properties, each of roughly 2.40 +/- acres in size, with a single, pre-
existing private access (“driveway”) dividing the two down the middle. This private access with further serve
as a combined emergency access and public utility easement.
The existing single parcel is owned by Roxanna L. Nittman, and upon successful subdivision, Ms. Nittman
intends to retain one parcel for herself while granting the other to her daughter, Cassandre Moorehead. Ms.
Moorehead intends to build a roughly 2,000 square foot single family residence upon the second parcel
(subject to City review and approval).
