Dear Kevin,
Staff has reviewed your submittal for the Potts P.U.D. - Final and
would like to offer the following comments:
1. This property is in the RP, Planned Residential zone, not the
RH, High Density Residential zone.
2. There is not a Transfort Bus Stop along the eastbound lane of
West Elizabeth Street in front of Taco Bell. There is one
across from Taco Bell on the north side of West Elizabeth.
This change should be made on the Site Plan.
3. The Vicinity Map covers too large of an area. Street names for
streets near the site need to be shown on this map.
4. The plat should note the width of the Larimer Canal #2 right-
of-way/easement and what document(s) dedicate the access
easement to the site. The title of the plat should be changed.
Please contact me for the exact language for the title. -
5. More spot elevations at the flowline of the. curb & gutter _
should be included to insure that the drive drains as planned.
No typical street cross-section was provided with the access
drive section. .
6. The control monuments and outer boundary monuments are not
described on the subdivision plat.
7. The 30' wide access easement to the north, across the Diamond
Shamrock property, should be identified as to where it exists,
i.e. - By other plat or by separate document (and the source
of the document).
8. All curb areas that are not designated parking spaces or
driveways., as shown, must be posted "No Parking - Fire Lane"
with approved signs. Curbs in these areas must be painted red.

9. The existing fire hydrant serving the rear of the Matador
Apartments must be relocated to serve the existing Matador
Apartments.
10. Trees must be planted a minimum of 4' from the existing and
proposed gas mains/services. Also, the Public Service comments
from the preliminary review still apply (see attachment).
11. The Skyline Honeylocust needs to be specified at 2" caliper,
not 1.5" caliper.
12. A fescue blend of sod is being recommended instead of
bluegrass to decrease the water requirements.
13. The shared parking agreement with the Potts Parking Lot and an
access easement across that property to assure perpetual
access to this property are still required.
This completes staff's comments at this time. Additional comments
may be forwarded to you as the City departments and outside
reviewing agencies continue to review this request. Please be aware
of the following deadlines to enable you to stay on schedule for
the June 22, 1992 Planning and Zoning Board hearing:
Plan revisions due June 3, 1992 by 12:00 noon. Please contact me
for the number of each document to submit.
PMTOs, renderings, revisions due June 15, 1992.
Final documents, including the signed Development Agreement and
signed Utility Plans, due June 18, 1992 by 12:00 noon.

comments, if necessary.
