Springwood Institute will be established as an avocational instructional facility
for a select group of artists and photographers. The capacity of the institute will be
approximately 20 individuals, making it an extremely low impact use and very
compatible with the surrounding neighborhood.
Students will come from all over the world for 4 day courses and be taught by
internationally famous experts in the fields of art and photography. The teachers
and students will be housed and fed on site, with turnover occuring once each week,
therefore, generating a very low number of trips per day to and from the facility.
The property includes approximatley 1 1/2 acres located on Spring Creek and
has been used for the past 12 years as the home/studio of John and Lolly Clarke and
their five children. The new use will be less intense in terms of traffic generation
than the present use. The bedroom density per acre will be less than many of the
surrounding properties.
A live-in property manager will maintain the facility, cook the meals, clean the
rooms and otherwise provide for the students and teachers.
No exterior changes to the buildings are planned. The landscaping will be
maintained to provide outdoor scenes to paint and photograph.
Minor interior remodeling will be required to add bathroom space and divide
one large room into 4 smaller rooms. The facility will contain 8-10 bedrooms and
have 8 parking spaces. If necessary, additional parking could be added on the west
side of the main building.
