Services Planning Department City of Fort Collins May 8, 1992 Greg Fisher 4308 Picadilly Drive Fort Collins, CO. 80526 Dear Greg, j City staff has reviewed your submittal for the Strobel Minor subdivision and has the following comments to offer: 1. Vehicular access for Lot 2 must be from Charlie Lane, between Lots 1 & 3. A note must be added to the plat stating that no vehicular access to Lot 2 can occur from County Road No. 9. 2. The developer will need to provide off -site right-of-way and/or easement along the east side of County Road No. 9 south to the Hewlett-Packard property. It appears that the developer will need to pay for the installation of a temporary overhead electrical line in the aforementioned R.O.W./easement in addition to the normal Light & Power development charges. �3. Utility plans must be submitted that include the design for Charlie Lane based.on the soils report. 4. Is the 30' from the centerline of County Road No. 9 a dedicated R.O.W. or just an easement? You may need to include the 30' in the R.O.W. dedication with the 20' as shown. 5. How was Charlie Lane dedicated, if it was? This plat does not dedicate that road. G C,�ltn 6. The 30' �1 plat utility easement as shown on the is not located or tied to anything and must it be. 7. Have the outer boundary monuments been found or set? A description of the status must be added to the plat. 8. A fire hydrant must be provided at the entrance to Lot 2. The driveway for this lot must be 20' in width for emergency access purposes. 9. The property owners will be responsible for the maintenance of all landscaping in the public R.O.W. 10. A copy of U.S. West's comments is attached. 12. Stormwater utility has required submittal of a drainage report and grading/erosion control plans. These documents were received yesterday. This concludes staff comments at this time. I would like to be able to set the public hearing with Director of Planning as soon as there is reasonable assurance that these comments are addressed.
