Dear Al,
Staff has reviewed your documents for the Glove Wagon -. IL Site Plan Review (Lot 4
of Conifer Industrial Park) that were submitted to the City on November 8, 1996, and
would like to offer the following comments:
1. The Zoning Department offers the following comments:
a. The gravel turnaround at the west end of the site cannot be used as a
vehicular drive (except for emergency vehicles) nor can it be used for
vehicle storage. A.hard surface. is required if this area is proposed to be
used as the aforementioned. If the gravel turnaround is only for fire
access then a break -away barrier needs to be installed where the asphalt
ends.
b. The handicapped parking space needs a direct connection to a sidewalk.
C. A bicycle rack should be provided and shown on the.Site Plan.
d. Three trees are required in. addition to the shrubs as shown in the
landscaping strips along the north and south property lines.
e. The landscape strip along the south property line needs to be continued
to the west unless a shared access with the property to the south is being
proposed: This landscape strip needs to be 5' wide..
f. This site needs'about 590 square feet of landscape islands and there
presently is only about 220 square feet shown.

g <'A note, must be added to the Landscape Plan stating that, no certificates of
occupancy will be issued until the landscaping is completed Ora letter of
-- - credit/escrow in the amount of 125% of the landscape estimate is
submitted as collateral.

2. A copy of the comments received from the Building.inspection Department is
attached to this letter.
.3. The Light & Power Department offers the following comments:
a. Without a Vicinity Map, it is difficult to tell exactly where this site is. If it is
where Light & Power thinks it is, the "exist'g elec." shown on the Site Plan,
along Blue Spruce Drive, does not exist or is not electric.
b. Based on the assumed location of the site, the electric system will come.
from the southeast corner of the site.
c. The proposed transformer location shown on the Site Plan may need to
be adjusted: The transformer must be at least 4' from the building
(including the overhang, if any) and within 10' of where a Light & Power
line truck can be driven without driving over any landscaping.

4.. The Poudre Fire Authority offers the following comments:
a. All access roadways must be an all-weather surface capable of supporting
fire apparatus. Surfaces may be asphalt, concrete, or compacted road
base. Surface criteria may be obtained from the City or County
Engineering Departments, respectively. The unobstructed width must be
20' and reduced to 12' at gates or other limiting features. Cul-de-sac radii
must be 20.' inside and 40' outside.
b. The access and turnaround meet the geometric and alignment
requirements for this project. Future expansion of the building will require
a review of access and would likely trigger the fire sprinkler requirement
(not compartmentalized in excess of 5,000 square feet) for the building.

5 ' The WaterMastewater Department is forwarding their comments to Messner
Engineering Associates on a red -lined utility plan (enclosed) and to Architecture
-t =- One on a red -lined Site and Landscape Plan (enclosed). Please return these - -
red -lined plans to the City..with your revisions. Please contact Roger Buffington,
at.221-6681, if you have questions about his comments.
6. The Engineering Department indicated that the driveway must be concrete
from the street to the property line. Please contact Kerrie Ashbeck, at 221-6750,
if you have questions about this requirement.
7. A copy of the comments from Laurie D'Audney, the Utility Education
Specialist, regarding the City's water conservation standards is attached to this
letter. Please contact Laurie, at 221-6877, if you have questions about the
requirements.
8. Tim Buchanan, the City Forester, has stated that trees should be located in the
parkway strip with lawn underneath. Shrubs should not be planted in the
parkway strip but should be behind the sidewalk.
9. A Site and Landscape Plan with comments from the Planning Department is
enclosed with the letter to Architecture One. Please return this marked plan to
the City with your revisions. .
Please return revisions to the Current Planning Department as soon as possible so
that they may be reviewed and a determination may be made as to when this item may
go to the Current Planning Director for a public hearing and a decision on the project. I
