Box 580 Fort Collins, Colorado 80522-0580 Dear Ted: This is regarding the D. L. & G. Partners Minor Subdivision and our answers to your comments dated March 2, 1992: 1.&2. We have revised the plat to provide frontage for Tract "B" on Harmony Road and an access easement for the use of Tract "A". 3. Bruce Vogel of Light and Power says they do not need an easement along the West property line. The existing buildings are within 2 feet of the property line for use of the existing spur rail line. They are presently serving the existing buildings and do not need any new easements. 4. I am enclosing a copy of the deed from Union Pacific to D.L.&G. Partnership which shows they deeded the land beginning 75 feet from the center of their right—of—way. I also have mailed a copy to J.R. Bornholt. 5. I am enclosing the letter to Susan Hayes regarding storm drainage. 6. We labeled the point of beginning. 7. This plat is dedicating the irrigation easement. It was not recorded previously. 8. The right—of—way width for Colorado State Highway No. 68 (Harmony Road) varies. It is approximately 150 feet. 9. The updated information on the Northeast corner of the Section was placed on the plat. 10. The boundary corners are labeled. 11. The A.P.O. address labels are enclosed. I trust everything is now completed and you can schedule the public hearing. Thank you for your help in this matter. Sincerely. Richard A. Rutherford, P.E. & L.S. President jrr James H.
