Box 429 Fort Collins, CO. 80522 Dear Dick: Staff has reviewed the request for the D., L., & G. Partners Minor Subdivision and offers the following comments: 1. Tract B is not a legal lot since it does not have a minimum of 20 feet of frontage on a public street. The property division is not approved as a Planned Unit Development, therefore, all lots must comply with the strict requirements of the Subdivision Code. 2. In order to comply with the Subdivision Code, the 30 foot access easement should probably be upgraded to be included in Tract B as part of a flagpole lot. 3. The City of Fort Collins Light and Power Department requests a 10 foot wide utility easement along the west property line of both Tracts. 4. According to the Union Pacific Railroad, the railroad right- of-way is 100 feet from the centerline of the tracks, yet the plat indicates this distance to be only 75 feet. The City of Fort Collins Stormwater Utility requests a letter stating that there will be no changes to the physical improvements on the property at this time. Please address this letter to Susan Hayes, Stormwater Utility. 6. Please label the point of beginning. 7. Is there a Book and Page number for the irrigation easement? If so, please provide this information on the document. 8. Please indicate the right-of-way width for State Highway 68. 281 North College Avenue • P.O. There is now a monument located in a valve box that should be used as the reference point. 10. The plat should indicate which monuments were found and which were set. 11. Enclosed please find the map for the notification area for the legal notice to surrounding property owners. These addresses must be supplied to the Planning Department on sticky -back mailing labels. This concludes Staff comments at this time. Please contact our office to set a time for scheduling the administrative public hearing.
