Les Brittingham, Life Center Christian Church, 1827 East Harmony Road, Fort Collins, CO. 80525 LAND USE DATA: Request to allow a church in the. I-L, Limited Industrial zone, presently not a use by right. The church is one of eight tenants in a building totalling 117,675 square feet. The church occupies 8,000 square feet. There are no development plans.. COMMENTS: 1. As long as there are no development 'changes, there are no. problems with the City of Fort Collins Light and Power Department, the Water and Sewer Department, and the Stormwater Utility. 2. The Poudre Fire Authority and the Building Inspection Division require that the exiting on the west side be brought up to standards of the Uniform Building Code. Modifications should be drawn up and brought down to the Building Inspection Division for plan review. For further information regarding exiting requirements, please contact Mr. Elmer Walston, 221- 6760, for details. 3. The Poudre Fire Authority may need to inspect the premises to ensure adequate fire containment areas. For further information regarding .compliance with the Fire Code, please.. . contact Mr. Warren Jones, Poudre Fire Authority, 221-6570. 4. If the request is processed as a P.U.D., then the traffic counts for a typical Sunday service should be submitted as part of the submittal documents for a P.U.D. The dates when the unit was used as a furniture store should- also be provided. _ . .... 5. The City of Fort Collins Engineering Department has checked with the State Highway Department regarding State Highway Access Permit. There are no problems with State Highway Access Permit.
