Dear Mr. Daggett:
Staff has reviewed the Dunn Elementary School Addition/Remodel
project and offers the following comments:
1. Staff is concerned about the gravel road on the south that
leads to a detention pond and the west side of the building. Is
there a possibility of paving this in order to keep down the dust
for the homes to the south? If it must remain gravel, have you
thought about using recycled asphalt which does not cause as much
dust? The City of Fort Collins Streets Department has been using
recycled asphalt in the older alleys in residential areas with
great success in keeping down fugitive dust. Please note on the
site plan what is the purpose of the road.
2. Will the gravel road be equipped with a gate? If so, please
indicate on the plan.
3. Does the gravel road have a curb cut on Washington? If not,
a curb cut must be installed as traffic will break up the existing
curb and sidewalk.
4. It is unfortunate that the expansion to the east will cause
the removal of two large Spruce trees. In order to compensate for
this loss, are there plans to add trees along Washington or
Mulberry? Staff recommends that the Mulberry frontage be planted
with a combination of foundation shrubs and deciduous shade trees
to mitigate the loss of setback area. Certainly, the three Locust
trees can be relocated along Mulberry. Also, foundation shrubs and
clusters of ornamental trees along Washington would help soften the
appearance of the new addition. Please provide more information on
the landscaping intent.
5. Please indicate the purpose of the dashed line area directly
on the corner of Mulberry and Washington. Is this a future
expansion area? Is this an enclosed play area?

6. Please show the gate location on Mulberry and note that the•
gates will meet the specifications of the Poudre Fire Authority.
Such gates must be removable during emergency situations.
7. The following information on ramps is provided:
A. Slope should not exceed 1:12.
B. Handrails should be 32 inches high.
C. Surface should be roughened or of slip -resistant
materials.
D. Handrails should extend one foot past the tip and bottom
of the ramp and return to a level post or safety
terminal.
E. Ramp should have a level platform at 30 foot intervals,
and wherever there is a turn.
8. The site plan should provide a vicinity map and square footage
information on what is existing and what is being proposed.
This concludes Staff comments at this time. In order to stay on
schedule for the February 24, 1992 Planning and Zoning Board
hearing, please provide 10 prints, one P.M.T., and one colored
rendering of the site plan. If architectural elevations are
available, then this extra information would be very helpful.
