Dear Mr. Little:
As rt.=_quested, I am writing this letter in connection with the
proposed condominium units ("Units") to be constructed within
Scotch Highlands Condominiums.
On behalf of the Scotch Highlands Condominium Association
("the Association"), I acknowledge receipt of the following items:
1. Plat from Stewart & Associates Consulting Engineers and
Surveyors dated 12/12/91 depicting the location of the new building
footprints (substituted for B-6 and C-3).
2. Set of building plans from Aspen Gold Custom Homes for
project entitled "Patio Homes at Pinewood," Model No. 9-4000-11
including floor plan, electrical, ceiling/roof, floor construction,
plumbing, construction detail, typical section and elevations.
The purpose of this letter is to advise you that the
Association has no objection to the construction of the proposed
Units in accordance with the above -described plans ("the Plans"),
provided that the following conditions are met:
1. All external features resembling those existing in Unit
Nos. 5-10 and 14-19 will be incorporated in the proposed structure
to the greatest extent possible.
2. The proposed Units will include 2 x 6 wall framing, full
brick veneer facing, copper entrance arch, 36-inch doors
throughout, fenced patio and "no -step" access.
3. The proposed Units will have attached garages, full
basements, larger total square footage than existing units within
the project, two bathrooms, forced -air heating with optional
central air conditioning, extended "plant house" kitchen windows
and optional gas fireplaces.
4. The landscaping plan to be prepared for the new Units
will be consistent with those items which we discussed at the
December 5, 1991 meeting. Those plans include, but are not limited
to, the following:
A. The erection of a construction fence along the west
property line to discourage "visitors" to the construction site.
B. The installation of some form of controlled access
gate at the Stanford Street entrance to the Units.
C. The completion of the west trash enclosure.
The Association consents to the construction of the proposed
Units in accordance with the Plans which incorporate the above
features. However, the Association will insist upon strict
compliance with the Plans and the above conditions of construction.
Please note that this letter is written only on behalf of the
Association. Consent by the Association to the proposed
construction does not constitute'a representation as the positions
of the individual homeowners or any legal rights which they may
have arising from the Condominium Declaration.
